The Biscuit Factory has officially broken ground on 338 new homes for social rent. 5PA, acting as the technical delivery architect, achieved Gateway 2 approval for London Square in partnership with Square Roots, the Mayor of London, and the London Borough Of Southwark.

We’ve completed 420 units at Capital Interchange Way including197 affordable homes of which 85 are social rent.

Families on Hounslow Council’s housing waiting list have already started moving into the social rent homes.

Another New Build Gateway 2 Approval Secured - Colindale Gardens Block E

In today’s environment, Gateway 2 approvals are hard-earned and critical to unlocking projects and getting schemes on site.

Block E, our fourth GW2 approval, so far this year, for a New Build high rise is a 165-home Higher-Risk Building, comprising a 12-storey tower and linked 7-storey mansion block. Once complete this will be the 6th block within the Colindale Gardens masterplan that 5PA Architects have delivered on site for Barratt Redrow and the first under the BSR Gateway regime.

This was a strong, collaborative effort across the full team, and we’re pleased to be delivering this with Barratt Redrow and eager to see the works commence on site.

We were pleased to co‑lead a packed, in‑person CPD session hosted by Druces LLP, focusing on the practical realities of working with the Building Safety Regulator (BSR) and navigating the Gateway process.

Sid Satrettin, founder of 5PA Architects, led the discussion alongside Druces, insurance brokers, fire engineers from MSC and Ashton Fire, bringing together architectural, fire and legal perspectives. While legal context was covered, the focus was firmly on how the Building Safety Act is playing out on live projects.

Discussion centred on Gateway 2 submissions, levels of design detail, coordination of information, and managing change once designs are considered “frozen”. The legal input helped clarify responsibility and risk, while keeping the emphasis on practical delivery.

The Q&A was open and lively, reflecting how design, compliance and risk management continue to evolve.

Celebrating a recent milestone for Capital Interchange in Brentford, a 420-unit scheme, shared ownership, and affordable rent development featuring 30,000 sq.ft of commercial space and 10,000 sq. ft of retail.

Amenities include shared gardens and terraces for residents to enjoy, including a courtyard garden for those living in the affordable homes. Alongside the homes, the commercial and retail space will support local jobs and bring new activity to Brentford’s growing town centre.

The homes have been designed to reduce carbon emissions and help keep energy bills lower. Air source heat pumps provide low-carbon heating and hot water. High-quality insulation and building materials help keep homes warm.
